Bear Creek Estates HOA fees include a $350 initiation fee and $200 yearly fees per lot.  Owners of unimproved lots are also assessed a $225/year mowing fee for the county-required curbside maintenance provided by the HOA.  

 

Buyers and Closing Attorneys can request Closing Certificates via the Contact Us page.  New owners should also become familiar with the BCE HOA Covenants.  

 

Design plans for New Builds as well as the the completed Building Application form (pdf) (fillable Word doc file) must be submitted for approval to the Architectural Control Committee (through the Contact Us page).  For new fence installations, please submit the BCE Fence Installation Request Form (pdf) (fillable Word doc file)  to the ACC Committee through the "Contact Us" link. In most cases, a walk through of the clearing and landscaping plan for the property by ACC members will be conducted before the building plan is approved.  Disturbance of the land prior to this inspection and approval or contrary to the plan approved by the ACC may result in fines and/or stop construction orders.  Extensive clearing of trees from properties, unless required for placement of the house, is expressly prohibited by the Covenants of the BCE HOA.
